€1,000 initial mandate fee

Payable only when you choose to proceed after the fit check. It activates your written brief, whole-market search and dedicated buyer representation.

Usually no additional buyer fee

In a standard transaction, the listing agency shares its agreed commission 50/50 with Goldcrest.

The exception is disclosed first

If the listing side will not share commission, the buyer fee is 1.5% of the final price, with a €6,000 minimum. You are told before any offer.

There is no payment through the fit check. Exact scope and fee terms are confirmed in writing before engagement. Property price, taxes, lawyer, notary, survey and other third-party purchase costs remain separate. Searches below €300,000 are outside this site's normal scope and may also trigger the €6,000 minimum-fee rule.

I focus on the buyer. I search across the market, assess each opportunity against your brief and coordinate the purchase with your independent legal and technical advisers.

What property budgets do you work with?+

The service is designed for Algarve purchases from €500,000 and is specialised in homes and investments at €1M+ and above.

Can you help if I am buying from abroad?+

Yes. Remote briefings, curated shortlists, video viewings, local inspections and coordination with trusted specialists are central to the service.

Do you have access to off-market property?+

I search across public listings, agent and developer networks and privately shared opportunities. Off-market availability depends on your brief and timing.

How are fees handled?+

There is no payment through the fit check. If we agree the search is a fit and you choose to proceed, the written engagement begins with a €1,000 initial mandate fee. In standard agency transactions, the listing agency shares its commission 50/50 with Goldcrest, so there is usually no additional buyer fee. If the listing side will not share, the buyer fee is 1.5% of the final price with a €6,000 minimum — disclosed before any offer.

Does commission-sharing affect your advice?+

No. My mandate is to help you evaluate whether a property deserves your money. If the right advice is to walk away, I will tell you. Compensation arrangements are disclosed before commitment so you can judge the relationship with full context.
