The listing agent's commercial relationship begins with the property and its seller. Mine begins with your buying brief: your goals, your risk, your budget, and the outcome you want after the deed.

I am not here to push you toward a property. I am here to understand what holds up and what does not. That can mean comparing conflicting information, calling agents, lawyers, developers, banks or surveyors, and changing my view when new evidence changes the picture.

The goal is not to sound certain about everything. It is to make the next useful question clear enough that the right person can answer it.

What Repeated International Purchases Teach Me

After enough international-buyer decisions, patterns become visible. Buyers repeatedly get caught by the same things: choosing the property before understanding the area, treating asking price as value, accepting rental projections without testing the assumptions, or focusing on the deed while overlooking what ownership will actually look like afterwards.

Experience does not mean having every answer immediately. It means recognising which questions matter, knowing when something does not add up, and knowing who needs to verify it.

A sea view is not a valuation

The view may be valuable, but the premium still has to make sense against condition, access, privacy, ownership costs and the likely future buyer.

Five minutes can change the buyer profile

Two properties in the same municipality can serve completely different lives because noise, services, parking, seasonality and visitor rhythm change quickly.

Gross rental is not the outcome

A strong headline projection can look very different after management, condominium, utilities, maintenance, owner use, licensing and quieter months are included.
